Commercial properties up for grabs

Two prime commercial property sites in Middelburg will come under the hammer at Aucor Property's auction next Tuesday, which takes place at the Park Hyatt Hotel at noon.

"Situated just 90 minutes from Johannesburg and Pretoria, Middelburg is a fast-growing town situated in the heart of Mpumalanga," says William Amerseder of Aucor Property.

"The area has a strong emphasis on mining, manufacturing and agriculture. Middelburg, home to Columbus Stainless Steel, is known as the stainless steel capital of Africa.

Recent developments in the area include a 42,000m² shopping centre and a new industrial node, developed to sustain demands in the area.

"In addition to this, the town is situated conveniently close to one of the main routes to Nelspruit and the Lowveld region."

The two well-located properties to come under the hammer on the day include Middcity, 5 OR Tambo Street, in the Middelburg central business district (CBD).

It is zoned for business one with a total erf size of 1,832m² and a gross lettable area of 1,934m² This double-storey building with ample parking facilities offers a combination of retail space on the ground floor and vacant offices on the first floor.

The ground floor has four distinct retail areas and is home to African Bank, Prime Cure, Bridge Loans, Simply Shoes and a Nedbank ATM. When fully let this property has a projected net income of R1.6m a year.

Tenants in the neighbouring buildings are Standard Bank, Capitec Bank and Nedbank.

Nashua House, 14 Sadc Street, Middelburg, is situated off two main arterials that run through the city centre. This property is opposite the main taxi rank. Zoned for business four, the double-storey face-brick building is well maintained and modern.

The ground floor has a reception area, showroom, offices, washrooms and an ancillary workshop area, and the first floor has a combination of open plan office space, training and meeting rooms, executive offices and a boardroom with an entertainment area encompassing a bar and braai facility. The building's gross lettable area is 1,603m²

Other industrial properties to come under the hammer on the day include Eclipse West at 2 Lincoln Road, Benoni South Extension. Benoni South Extension is an established industrial hub and home to some of SA's major industrial concerns and institutional property owners. This particular facility was closed in 2010 and housed a foundry which produced metal castings.

"Eclipse West is a massive property to be bringing to auction with an erf size of 35,184m² The facility is well laid out and features 19 different buildings and facilities ranging from a 17m² substation building to the main large steel factory, which measures an impressive 11,424m² and has good height," says John Hislop, broker of Aucor Property.

The remaining buildings on the property offer a combination of single- and double-story office building, double-volume warehousing space, several change rooms and ablution facilities and a clinic. In addition, the facility has a large power supply that would suit any manufacturing operation and ample parking. The property has a discontinued rail siding.

Eclipse West is zoned for industrial two: special industrial and will appeal to a tenant or owner operator seeking a large manufacturing or storage space.

There is also the opportunity to invest in the property and convert it into a multi-tenanted industrial property.

Also on offer is 162 Main Reef Road, Benrose, Johannesburg. The property is 5,474m² in size and has a gross lettable area of 3,663m² and is zoned for industrial one.

Surrounding suburbs include Benrose, Droste Park, Denver, City Deep and Heriotdale.
