Developed by Atterbury, it is situated in Hazelwood, adjacent to Dely Road; close to the new Garsfontein off-ramp ensures, with Hatfield, Menlyn, Pretoria CBD and Brooklyn all within a 10-minute drive.

"The R550-million development is destined to become a retail and office node, on a par with the top mixed-use precincts South Africa has to offer," says CEO of Atterbury Group, Louis van der Watt.

It is taking place in four phases, targeted for completion by 2013. The first phase comprises almost 5000 sqm prime A-grade office building with three floors of workspace covering some 4200 sqm gross lettable area, punctuated by double-volume areas. This is due for completion in August 2011.

The ground-floor retail spans some 800 sqm and will host restaurants, including Café 41, scheduled to open in September 2011. The second phase will see a similar mixed-use building comprising of offices and restaurants.

A total refurbishment of the existing office building on the site will take the development into phase three. The company will modernise the building better, in line with the entire development, and make it bigger by adding another floor and open atriums to bring natural light into the building.

The final phase includes the redevelopment of the existing shopping centre into an 8400sqm high-end shopping centre.

"Retailers will be carefully selected to ensure the ideal tenant mix. We envisage this to include a leading food anchor as well as premier fashion retailers," says van der Watt.

Design takes in view, environment

Much of the functionality of its design has been dictated by the site itself, such as maximising the views over the adjoining golf course, controlling the heat envelop of the building in an energy efficient manner by excluding harmful direct sun while utilising natural light.

The placement of balconies for the offices, the creation of outside seating areas and the incorporation of a public piazza as the main entrance to the building is part of this process. The building features natural materials, such as polished stone cladding, with a colour range from deep grey to white.
